Q. What was the idea behind the creation of Terrydale Capital?

I saw a need for a more structured, client-based approach to commercial finance, especially for smaller ventures. Investors will always look for technology-driven efficiencies and streamlined interactions when choosing which firms to work with, sure, but it’s just as important to give them the high level of appreciation they deserve. Our prioritization of and genuinely high regard for our clients is a cornerstone of Terrydale Capital’s company culture and elevates the level of value and trust we receive when handling a client’s investment opportunities.

Q. Why are commercial financing firms necessary/crucial for real estate investors?

The commercial lending industry can be very overwhelming for private investors, especially newer ones, to navigate. Terrydale Capital shoulders the burden by using our experience and hard-won connections to boost our clients’ negotiating power and get them the best debt options in the market. Unlike other resources, we’ve put in substantial legwork and differentiated ourselves by speaking face-to-face with investors, lenders, sales brokers, and third parties in the CRE space. Q. What opportunities do your customers get if they pick Terrydale Capital?

An easier question would be what don’t they get. Whether they’re new to the space or have decided to transfer business to us, clients have access to five-star customer service and attention to detail. Q. What property types do you deal with? Are your loan options diverse?

We focus on all commercial property types, including multi-family, office, retail, industrial, self-storage, mobile home parks, single-family portfolios, and assisted living assets. We also have an extensive network of Lenders across the board, ranging from banks to credit unions to private debt firms, and have zeroed in on which can provide the best solutions based on the intended asset class. Because we think outside the box to get deals done for our clients.

Q. Tell us about your loan process and how it benefits your clients.

There are several steps our team takes before we begin structuring a loan. Our process revolves heavily around a thorough understanding of our client and their goals, and the terms that will optimally support that. Not every loan fits every borrower and trying to create one-size-fits-all packages is how some firms end up placing customers at a major disadvantage.

We start by creating a priority list, so we know which terms will add the most value. If, for instance, the order of priority for one client is cash flow then leverage and the reverse is true for another client, we’ll accommodate each request by structuring their respective loans to give them the best deals. Right now, we can do loans from a short-term floating option or up to 35 years fixed in some cases, and our average LTV is around 70% though we can go as high as 90% depending on the type of transaction. I can also confidently say that the rates we’re quoting are some of the most competitive available. Figures attached to very high-quality transactions are falling in the mid 2% range.

Q. What can clients expect to cover during Consultations and Advisory meetings?

Anything related to commercial real estate. Our advisory and consultation services are facilitated by staff with over 60 years of combined experience closing thousands of commercial transactions, and supportive, networks. Our Loan Officers also specialize in particular asset types, so clients have access to expertise rather than general knowledge. There’s always someone available who understands your property class at a high level and can also get granular with details and sticking points that take the guesswork out of the equation during the closing process.

Q. How does Terrydale Live bring a different perspective to real estate?

We see Terrydale Live as a continuously evolving system rather than a cut-and-dry firm that sticks to something that worked better five years ago. In many cases, we won't disclose all the specifics as we still need to keep our clients’ and brokers’ deals confidential, but features like asset type, general location, the general size of the deal, and actual quotes are all there to give you some real insight into the market. In some cases, we have exclusive opportunities from clients willing to sell their transactions off-market and wanted to create a section of the platform where preferred investors could get first access to these opportunities.

Brian Gramlich Since its founding in 2017, the company has built strong relationships with major banks, lenders, and family offices across the U.S. and stayed in close contact with top-tier real estate sales brokers, investors, and REITs regarding opportunities of all sizes. This allows the firm to keep their fingers on the pulse of the market and to deliver some of the most competitive financing solutions in the industry.

Brian in 2005 helped start a real estate brokerage in Kansas City. During 2005 and 2009 he assisted in the purchase and sale of residential and commercial properties. He also was a top producer at a commercial loan finance company for approx. 6 years before ultimately launching his own firm.
